Property Assessment & Inspections
It is important to assess your property for safety concerns, deferred maintenance and potential updates needed. We will initially evaluate your property and make the necessary recommendations to you so that you are aware of your properties condition and what is needed to keep your tenants safe and maximize your rental income. We will also perform a thorough move-in and move-out inspection and periodic walkthrough inspections of the home to legally document the condition of the home before, during and after a tenants occupancy.
Advertising & Photography
Your property will be listed on all of the major rental websites and on our MLS system which syndicates to hundreds of websites to give your property maximum exposure to prospective tenants while providing the highest quality marketing for you properties by providing high-resolution photography and Matterport 3D Tours at no extra costs. No Cell phone pictures allowed!
Extensive Screening
We will identify highly qualified tenants using a thorough screening process that is accordance with fair housing laws and will include criminal background & sexual offender search, eviction search, rental references and credit checks. This is one of the most important parts of property management and we take this process serious.
Lease Preparation
We prepare leases drafted by our attorney so that we can ensure compliance with the ever changing tenant/landlord and fair housing laws so that you remain on the right side of the law.
Web Portals

Rent Collection & Legal Notices
We will enforce the collection of monthly rent and serve the proper legal notices upon failure to pay rent, failure to maintain the property and other violations that may occur during a tenancy. We provide eviction services at no additional charge (Court Cost Only). We stay up to date with the latest rental control ordinances and landlord-tenant law so you don’t have to.
24 Hour Maintenance
Our team is available 24/7 for the maintenance needs of your property so that we can keep your property in good condition and maintain constant quality tenancies. We will oversee all maintenance and payments to vendors on your behalf.
Direct Deposit
We will collect rent, pay maintenance bills and directly deposit your monthly rental income via ACH transfer to your bank account by the 10th of the month.
